Step 1

Browse our updated available housing list to search for the right size home in the area and price that works for you.  Its a good idea to look at multiple houses to give yourself several options.

Step 2

Take a tour. You are welcome to visit the locations on your own. Simply knock on the door and politely ask the current residents to show you the home. If you are unable to gain access please contact us to arrange a formal tour.    

Step 3

Sign the Lease Agreement.  All properties are available on a first-come, first-served basis.  Once you have made your housing decision and have everything that is required contact us to set up an appointment to sign the Lease.


What is needed at Lease signing?

  1. THE SECURITY DEPOSIT

    • To sign a Lease Agreement your group needs the full security deposit. The deposit is equal to 1.5 multiplied by the rent rate. The deposit must be paid in the form of check, money order or cash. No credit or debit cards are accepted. Multiple checks are ok. All checks are to be made payable to SPIRIDAKOS PROPERTY MANAGEMENT.

  2. VALID GOVERNMENT ISSUED PHOTO IDENTIFICATION

    • Each group member must bring in valid identification.

    • Accepted forms of ID: Driver's License or a U.S. State Identification Card.

  3. YOUR ENTIRE GROUP MUST BE PRESENT AT LEASE SIGNING

    • We understand you have busy schedules and sometimes it's difficult for all members of the group to be available at the same time. We offer flexible business hours in order to help accommodate your schedules. Early morning, late night, and weekend appointments can be an option. We do not hold regular office hours, our office is open by appointment only, you must contact us to set up an appointment.

    • Special considerations can be made if everyone cannot be present or if you do not have a full group. At the minimum we would require a majority of the group present at Lease signing and then others can be added at a later date. This is at our discretion only, requests are considered on a case by case basis.

What will I be signing, what is in the Lease Packet?

The Lease Packet contains 3 parts:

  1. The Lease Agreement. This contains all the rules, regulations, and provisions for renting the home.

  2. City of East Lansing Rental Addendum. The City of East Lansing requires this form to be signed by all parties when renting a property in East Lansing.

  3. Lead Paint Disclosure. All housing built before 1978 must include this form. An EPA-approved information pamphlet will also be provided to you.

FAQ

Do you offer 9 month or August-May leases? No. We only offer August to August leases.

When is rent collected? Rent is collected on a 3 Payment system. Rental Period due dates are August 1st, December 1st and March 1st.

Do you charge an application or cleaning fee? We do not charge an application or cleaning fee.

Are utilities included? Utilities are not included.

Are pets allowed? Pets are not allowed.

Do we sign individual leases or a group lease? One group lease is signed.

Who mows the lawn, rakes the leaves and shovels snow? We mow the lawn free of charge. Residents are responsible for snow and leaf removal.

Can we have more people live in the house than what it's licensed for? No. Under no circumstances are you allowed to over occupy a house.

Are the houses furnished? Our properties do not come furnished.
